The Case for Off-Plan Property: Potential, Pitfalls & Due Diligence

Explore the opportunities, risks and strategic considerations of off-plan property investment, from capital appreciation and staged payments to developer due diligence, market exposure and long-term investment returns.

INVESTMENT STRATEGY

Well, simply put, an off-plan purchase commits a buyer to an asset that does not yet exist, at a price set today, for delivery on a future date. Each attraction of the structure carries a matching exposure, and the quality of the decision depends on how clearly both are seen at the outset.

Potential for Capital Appreciation

A buyer who contracts at an early development price holds a position in the asset from the first day of sales, and any growth in the surrounding market between signing and completion accrues to that position. Whether the advantage is real depends on what the launch price already contains. Developers often price early phases with later increases built in, so the entry level may reflect value that has yet to be earned. The market also moves between contract and handover. Competing schemes reach completion, buyer demand shifts and the conditions that supported the original price may change. Appreciation is a possibility to be tested against each of these forces.

Lower Initial Capital Commitment

Payment plans tied to construction milestones release capital in stages, within the schedule the developer sets. This spreads the outlay across the build period and leaves funds available for other uses in the interim. The terms then need close reading; deposit size, installment dates, the availability of financing at completion and the consequences of a delayed build, all shape the true burden. Capital committed to a property that earns no rent during construction carries an opportunity cost, and that cost needs to be included in the calculation right from the beginning.

Modern Specifications & Lower Initial Maintenance

We all love new buildings because they offer contemporary layouts, efficient systems and modern amenities, and these usually reduce maintenance needs in the early years. The extent of the benefit depends on what is actually built though. Construction specifications, material quality, warranty terms, projected service charges and the developer's record of delivering completed projects each shape the outcome. New buildings still develop defects, incur upkeep and eventually call for refurbishment, so the early years of low maintenance are best used to plan for the costs that follow.

Rental Income & Investment Potential

Projected yields need a reference point, and comparable completed properties, current market rents and realistic occupancy rates supply it. Tenant demand in the location, the volume of competing supply, property management arrangements and ongoing operating costs complete the picture. Developer rental projections are marketing instruments and more often than not, carry the incentives of the party that produced them. Independently supportable income estimates rest on observable evidence, and the gap between the two figures shows how much of the projected return is secure.

Choice of Units & Payment Flexibility

Early sales phases open the widest selection of layouts, floor levels, views and positions within the building. A unit's advantages should be measured against privacy, orientation, accessibility, resale appeal and rental demand, since these determine its standing among future buyers and tenants. The contract deserves equal attention as the payment schedule, cancellation provisions and any restrictions on assignment or resale define how much flexibility the buyer holds in practice.

Construction & Developer Risk

Often cited as the highest risk in off-plan purchases, the buyer depends on a counterparty to build the asset... That counterparty developer's completed projects, financial standing, delivery history and record in resolving defects indicate how it behaves under pressure. The environment, planning approvals, construction permits, contractor arrangements, project funding and the protections attached to deposits show whether the project rests on a sound footing. Importantly, the contract should set out the remedies available in the event of delay, material changes to the specification, insolvency or failure to complete because the strength of those remedies matters most in the circumstances where they are used.

Market & Valuation Risk

Values can stagnate or decline between purchase and completion, and the buyer always carries that exposure throughout the build period - but so does the developer - as a reputational risk and thereby, as a future going concern. Launch prices and projected valuations come from the seller, however, completed-property transactions come from the market, and they offer the more reliable comparison for the contracted price. When reviewing valuation risk, a sound analysis also stress-tests the investment against higher interest rates, weaker rental demand, increased supply and adverse currency movements where relevant. This way, the buyer knows in advance which combinations of events the investment can absorb.

Liquidity & Exit Flexibility

Of course, capital stays committed throughout construction, and resale before completion may be restricted or difficult. Assignment clauses, developer consent requirements, transfer fees and applicable taxes determine whether an early exit exists in practice and what it would cost. The most recent event of the pandemic has made everyone very aware of the investment being tested against delayed completion and against the loss of the intended exit route as a position that remains viable under those conditions has a stronger claim to a place in the portfolio.

Total Cost of Ownership

The purchase price is only one component of the cost. Deposits, installments, legal fees, taxes, registration charges, furnishing and financing all add to it, and service charges, sinking funds, insurance, property management and other recurring expenses follow after completion. Property experts usually calculate this within a net return, after every one of these items, giving the true measure so that headline prices and gross rental yields don't overstate it.

Jurisdiction & Ownership Structure

Foreign ownership restrictions, permitted ownership structures, currency controls and the ability to repatriate rental income or sale proceeds set the legal boundaries of this type of investment, especially in international cases. Tax treatment across each relevant jurisdiction covers rental income, capital gains, inheritance and disposal. Personal ownership, corporate ownership and other permitted structures can carry different consequences, and the right choice follows from the purpose of the investment and, of course, the buyer's succession plans. We recommend trusted advice from qualified legal and tax professionals in each jurisdiction at this stage.

Off-Plan Property as a Strategy

As with every investment, there are always the risk and reward scales - off-plan often suits investors seeking potential capital appreciation, staged capital deployment, a newly built residence or exposure to a developing location. Similarly, it is indeed less suitable for investors who need immediate rental income, dependable completion dates, ready liquidity or direct evidence of a property's finished condition.

We recommend looking at four factors to decide the matter: the developer's credibility, the purchase price relative to market value, the contractual protections available and the investor's capacity to absorb delays or adverse outcomes. Then you can turn to how sexy the finished designs look...

Our property partners assess off-plan property against the investor's wider objectives, financial position, time horizon and risk exposure. The value of the opportunity lies in the quality of the decision made, from acquisition through completion to eventual exit.
