Residential acquisitions can look compelling on headline price and projected yield while producing a very different outcome once acquisition costs, financing, taxation, ownership requirements, rental economics and disposal are brought into the same view. Our international benchmarks similarly assess property on a full buy-hold-sell basis rather than purchase price alone.

Jurisdiction
The right market depends on more than growth prospects. Nationality, domicile, tax residence, foreign ownership rules, currency exposure and the treatment of rental income and capital gains can materially alter the proposition.

Purpose
A property intended purely for rental yield can warrant a very different assessment from one that may eventually become a residence, a second home or part of a family's succession strategy. We establish the intended use before assessing the opportunity.

Return
Yield and capital growth need to be considered alongside acquisition costs, financing, operating expenses, vacancy, management and the eventual cost of exit. The relevant measure is the return on the capital actually deployed over the intended holding period.

Financing
For a mortgaged purchase, the structure of the debt matters alongside the asset: leverage, interest cost, currency, repayment profile, liquidity requirements and the effect of financing on both cash flow and equity returns.

Off-plan and development
The proposition extends beyond the unit itself. Developer track record, delivery timetable, payment structure, construction and completion risk, specification, surrounding supply, absorption and eventual liquidity all belong in the assessment.

Ownership and succession
How the property is held can have consequences well beyond the transaction. Ownership structure, tax treatment, inheritance, forced heirship, matrimonial considerations and the interaction between the property jurisdiction and the
